Building a custom home produces a different experience for each of our customers. The process of getting from Point A to Point B has many similarities from one job to another, but the actual plans, land, and material specifications are uniquely yours. Our clients come to us at varying stages in the beginning of the construction process. While we prefer to be involved from the start, we are pleased to bring our services to the table at any point prior to the actual commencement of construction. Below you can read through a brief summary of the different stages of the building process.
The first step in building a home comes with the decision or realization that you cannot find exactly what you want, where you want it, in an existing structure. At this point, there are two primary options - either build a new house or renovate an existing one. Should you decide to build, MasterCraft Homes Inc. will help you to evaluate the aspects of size & features, examine time commitments, and financial responsibilities. If everything is agreeable and the decision is made to build, the next step is finding the right location.
Searching for the perfect lot can be difficult and time consuming. We will work directly with you and/or your real estate professional to evaluate the feasibility of your land selection. MasterCraft Homes, Inc. employs a Wisconsin Licensed Real Estate Broker and can assist you in real estate negotiations or purchases if you find a property without the aid of a real estate agent. Our real expertise that we have to offer is the ability to take your budget, wants, & desires and turn them into a unique floor plan well suited to your needs.We are able to examine the land for ease of building, topography, potential construction problems, and possible limitations.
Design & Floor Plans
Once you have settled on the place to build, it is time to move on to the design phase.
There are two options when it comes to designing your dream home. The first is to hire a firm that does both the design work and construction which is commonly referred to as "Design/Build" and is what MasterCraft Homes, Inc. specializes in. With this option, you lose having an architect as your representative and the associated cost. At the same time, you gain the ease of having a single contact for the duration of the project. Fees for this option range from 1%-3% of the construction contract amount. The second option is to hire a licensed architect or home designer to work with you on the drawings and specifications for your home, which is generally referred to as "Full Service Architecture." The architect/designer joins you in the building process from design concept to completion. This option ranges from 5%-10% of the construction contract amount. We are willing to work with plans from another architect/designer, but we do insist that the plans and specifications are complete and the designer takes responsibility for their work. If this isn't the case, we would have to redraw the plans ourselves to ensure they are accurate and buildable.
Once the design is finalized, one of the first things to be done is to address the financial matters. Some people pay from personal cash reserves, while most take on a construction loan obtained prior to contracting for the work. We have relationships with several local lending institutions who would be happy to have the opportunity to talk with you and would be happy to help you get in touch if you needed to. While constructing your home, MasterCraft Homes, Inc. will need to make periodic requests for payment, or draws. The first payment will be made as a deposit at the time of contract signing, with subsequent payments needing to be made based upon various stages of construction being started and completed.
After the design is finalized and you've secured your financials, we will sit down to go through the contract together. Our Customer Construction Contract is an exceptionally detailed document to represent your home on paper. The level of detail in it is important to minimize any misunderstandings. That's why it's important for us to sit down with you to make sure you read through the entire contract, ask questions, and understand everything it says before you sign it.
This can be the most exciting and, often times, most frustrating part of the building process. Finally, the pieces begin to fall together into something tangible. The actual day-to-day progress will seem to move at a snail's pace at times and will make you dizzy at others. Typically, a house will take between 120-180 days to build from start to finish. There may be some unanticipated scheduling delays due to labor & materials, weather, etc, but our Construction Manager, Jason, will be there to answer all of your questions and keep you informed on the construction phase.
Although the construction of your home is finished, our relationship is not! MasterCraft Homes, Inc. will still be here to offer any support and advice for maintaining your new home.
